Elmstone Group is a collection of fully integrated, specialized Real Estate companies. Starting in 2023, the group has relocated to Knoxville, Tennessee to pursue additional opportunities there.

With it’s roots in Dallas, Texas starting back in 2008, the Elmstone Group is a group of integrated companies skillfully managed by the team at Elmstone Group Property Management, LLC. In addition to day-to-day management of the investment properties this team also handles asset management – including identification of new opportunities, acquisition, rehab/repositioning and disposition of the assets – as well as all investor relations.

Shari Gould’s real estate journey began in 2008, buying, rehabbing, and renting out single-family homes — hands-on experience that would become the foundation for something bigger. The idea of building a larger operation had been brewing in the minds of Shari and Steven Gould for years: they believed real estate was a smart place to invest, even though neither of them started out knowing the industry. Rather than jumping in blind, they spent years studying and learning through organizations like Lifestyles Unlimited, the National Apartment Association (NAA), the Texas Apartment Association (TAA), and the Apartment Association of Greater Dallas (AAGD).

In 2011, that experience became Elmstone Group, as Shari and Steven made the leap into multifamily investing. From there, they grew the business steadily, one property at a time, into a portfolio spanning hundreds of units.

What We Do Today

Elmstone Group is now expanding its focus to East Tennessee, acquiring Maplecrest Square, a 34-unit residential community of apartments and townhomes in Jefferson City, TN alongside continued investment in strategic markets across the country. Our team manages the full lifecycle of each property — acquisition, financial oversight, leasing, vendor relationships, and regulatory compliance — with an emphasis on long-term value over short-term flipping.

We’re also committed to responsible ownership: our team has driven initiatives to make our properties more environmentally conscious, from energy efficiency upgrades to sustainable vendor practices.

Our team holds professional accreditations including the Certified Apartment Manager (CAM), Certified Apartment Portfolio Supervisor (CAPS), and Independent Rental Owner Professional (IROP) designations, and maintains active membership in the National Apartment Association (NAA), Texas Apartment Association (TAA), Apartment Association of Greater Dallas (AAGD), Tennessee Apartment Association (TNAA), and Apartment Association of Greater Knoxville (AAGK).

Shari L. Gould is a co-founder of the Elmstone Group of companies and the majority owner of the group’s property management company. Over the past decade she has grown the business from a one person operation with a handful of Single Family homes to a boutique multi-family property management company managing all of the group’s Multi-Family properties and hundreds of units.

Shari Gould owns and operates the property management company, Elmstone Group Property Management, LLC, that manages all of the group’s properties. Shari also oversees acquisition and management of all of the properties, as well as assists with identification of new prospects. Elmstone Group Property Management currently is a member of the National Apartment Association (NAA), the Apartment Association of Greater Dallas (AAGD), Texas Apartment Association (TAA), and education and mentor group Lifestyles Unlimited, Inc. She successfully completed her Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) accreditation from NAA through AAGD to further enhance her existing operations and management skills.

Prior to her role in the Elmstone Group, Shari has been a small business owner, freelance journalist and technology writer. Her work has been published on a variety of top-tier technology web sites.

Steven R. Gould is a co-founder of the Elmstone Group of companies. Shortly after Shari moved into the Multi-Family business, Steven joined her to help grow the business to what it is today. Under his watchful eye on the numbers and Shari’s leadership they have grown the group while maintaining profitability.

Steven Gould oversees the day-to-day financial operations of all of the properties, and conducts financial analysis of new prospects to help determine feasibility. He has also been instrumental in driving the company to adopt more environmentally conscious products and services.

As a member of Elmstone Group Property Management, LLC, Steven is also a member of the National Apartment Association (NAA), the Apartment Association of Greater Dallas (AAGD), Texas Apartment Association (TAA), and education and mentor group Lifestyles Unlimited, Inc. He successfully completed his Certified Apartment Portfolio Supervisor (CAPS) accreditation and Independent Rental Owner Professional (IROP) accreditation both from NAA to further enhance his existing operations and management skills.

Prior to his role in the Elmstone Group, Steven has been a small software business owner, successful software developer and technology author. His CleanUp! software is used by millions of users around the world.
